What is EIFS

EIFS stands for Exterior Insulation and Finish System. This means its an exterior cladding solution that includes insulation and a finished surface for your building. EIFS is multi-layered, non-load-bearing, and easy to install. It includes the following: 

  • A water-resistive membrane or barrier that is applied directly over the building’s substrate.


  • A drainage plane that allows any moisture to escape 
  • An insulation board, usually made of expanded polystyrene (EPS) foam, attached to the exterior wall with adhesive or mechanical fasteners.


  • A base coat applied over the insulation, into which a fiberglass reinforcing mesh is embedded for strength and crack resistance.


  • A finish coat that provides the desired color, texture, and protective surface.

This system works together to finish, protect, and insulate your building. And though it may sound complex, it’s actually a very efficient system with many benefits.

Energy Efficiency 

EIFS provides a continuous layer of insulation around the exterior of your building. While you can insulate your building in many other ways, EIFS eliminates gaps that lead to “thermal bridging” or heat loss through structural elements. The superior insulation provides a whole host of additional benefits, like lowered energy bills, increased occupant comfort, and adherence to higher energy code requirements. 

Customized Design 

EIFS is sometimes referred to as synthetic stucco, because it can take on a similar appearance. But EIFS is highly customizable. The finish coat can be applied in myriad ways that match nearly any architectural design. This helps your property enhance curb appeal, align with a brand, or coordinate with existing buildings like in a corporate park.  

Weather Resistance 

EIFS is designed to be weather resistant and resistant to moisture. In combination with its integrated moisture drainage system, this provides many advantages for your structure. The reinforced mesh layers provide impact resistance if severe weather causes debris to hit your structure. The drainage allows for superior moisture management and prevents the growth of mold or mildew — as well as preventing structural issues due to water intrusion. 

Fire Resistance 

EIFS can include non-combustible materials, which can help your commercial properly increase fire resistance. This makes your property safer and can help with adherence to local building codes. 

Soundproofing 

Another benefit of EIFS is its inherent soundproofing quality. The insulating effect doesn’t just offer thermal regulation, it also has a sound-damepening effect. Whether it’s a multi-family residential complex, a high-rise office building, or a performing center, sound dampening can help reduce exterior noise from permeating.  

Maintenance and Durability 

EIFS is a low-maintenance option for your exterior that is long-lasting. Its flexibility resists cracking with temperature fluctuations, and it is resistant to fading and weathering, so it will look fresh and clean for longer than other, similar finishes. 

When it does need to be maintained, it’s far easier to care for than other materials that are susceptible to fading,chalking, or staining. EIFS can be cleaned with low-pressure water and a non-acidic cleanser, which is easier and cheaper in the long-term.

Cost-Effectiveness 

EIFS tends to cost about the same or slightly more for installation, however, it’s fast to install which can help you gain time back in your construction schedule. Beyond that, it provides a higher level of energy efficiency and a lower maintenance cost than comparable finishes, equalling long-term savings for you. Particularly when compared to common commercial cladding solutions like Stucco, EIFS has approximately the same installed cost with the additional boost of long-term savings. 

Efficiency 

Compared to other exterior cladding options like concrete, brick, or siding, EIFS is lightweight and easy to install. This benefits both your building as well the construction process. EIFS doesn’t add a demanding load to your structure, and it is faster to install. 

How to Install EIFS

EIFS is installed in steps: 

First, your commercial EIFS company will prepare the site for application. This includes ensuring the substrate, or underlying layer, is clean and free of any debris, dry, and sturdy.  

Next, EIFS contractors will apply a water-resistant barrier. This is what prevents moisture intrusion and helps your building drain properly. 

After that, the insulation board will be attached, essentially wrapping your building in a continuous thermal barrier to prevent heat transfer in or out, depending on the season. 

To provide strength and impact resistance, a base coat and reinforced mesh layer will then be applied over top of the insulation, which then needs to dry properly. 

After the base coat has cured, the finish will be applied to achieve your desired look. Once this layer has fully dried, your EIFS installation can be inspected and assessed to be sure it’s flawless.
